(hereinafter referred to as "Aroovia," "we," "us," or "our"), the premier platform for discovering and booking properties (of all types) for rent across Saudi Arabia.


Our services are designed to facilitate communication between hosts (property owners) and guests (renters) seeking accommodation. By accessing our website at [https://www.aroovia.com], or using any part of our services, you agree to be bound by these terms and conditions ("Terms"). Please read them carefully as they constitute a legally binding agreement between you and Aroovia.


All content on this site, including texts, graphics, logos, icons, images, audio clips, digital downloads, data compilations, and software, is the property of Aroovia or its content suppliers and is protected under local and international copyright and intellectual property laws. You are granted a limited license to access and use this site for personal purposes, but not to download (other than page caching) or modify it, or any part of it, without our express written consent.


The registration process involves collecting information and data about the customer, as deemed necessary by the site, including but not limited to name and contact numbers. This data is considered important to ensure protection for all related parties, and the customer must accept the application's principle of using all available information and updating it for handling the registration process and for ensuring confidentiality in all transactions conducted through the site. The information provided during the registration process is protected under the privacy policy terms stated within these Terms and forms part of the customer’s transaction record for services provided by the site. In case of using the site, the customer will be responsible for maintaining the confidentiality of their account and password, as well as restricting access to their personal device or computer, or any other device used to access the site. The customer alone bears responsibility for all operations conducted under their account using their password. The site bears no liability for any loss or damage arising from failure to safeguard the customer’s account password or other account information. If suspicious activity is suspected on the customer’s account, please notify the site immediately via the “Contact Us” section. The site is not obliged to monitor or follow up on any suspicious activity or related issues. The site reserves the right to suspend, partially or fully, the customer’s account or block access to the site entirely without any liability on the site if the customer commits any violations or infringements, including but not limited to the following cases:


● If the customer violates the site's terms and conditions or any policies, instructions, or guidelines issued by the site.

● If the customer fails to cooperate with the site in any data verification process.

● If the customer provides incorrect or unrealistic property information or images.

● If the site determines that the customer’s continued interaction with the site poses a risk or could result in a violation for the site or other users.

● If the customer fails to respond or attend to requests issued by the site.

● If the customer does not provide any information or data requested by the site.


Payment Methods:

Payment for services provided by Aroovia can be made via one of the following options: credit cards (Mada, Visa, MasterCard), Apple Pay, or as otherwise specified on the site and app ("Payment Method"). We do not store your credit card information on the site or app. All information and details entered through the electronic payment gateway are encrypted for security, and communications through the app are also encrypted. We do not disclose any payment information processed through the app to other companies or individuals unless requested by a lawful authority. These details are handled solely by our team. You must ensure that your credit card details used for payment are correct and valid, and you should only use a credit card that is legally yours. No personal information will be used or shared by the electronic services with any third party, except for verification purposes or upon request by security or governmental bodies for any reason. The site (online) is in no way liable for credit card fraud. You are solely responsible for any fraudulent card use, and you must prove otherwise.


Property Listings and Verification:

Listing Guidelines: Hosts must ensure their listings comply with all applicable laws, including but not limited to urban planning regulations, health and safety laws, and rental laws. All listed properties must be in a condition that ensures guest safety and satisfaction.


Verification Process:

Aroovia adopts various measures to verify the authenticity and legality of listed properties. For private properties, this includes, but is not limited to, on-site inspections, rental license verification, and ownership documentation checks.


Financial Terms:

● Service Fees: Service fees imposed by Aroovia at the time of booking are non-refundable, except under the host’s cancellation policy. This fee is set at 8%.

● Payment Processing: Payments are processed securely through our integrated payment solutions. Aroovia ensures that all payment information is encrypted and stored securely, adhering to the highest security standards.

● Cancellations and Refunds: Guests are encouraged to review the cancellation policy associated with each property before booking. The specific cancellation policy for each listing is

determined by the host and prominently displayed on the property booking page.


1. Host Obligations

The Host is required to respond to all bookings and ensure that the Guest is able to access the property at the scheduled check-in time. If the scheduled check-in time arrives and the Host fails to provide access within one (1) full hour, or if the Guest submits a documented complaint regarding lack of response, non-compliance, or misrepresentation of the property that prevents check-in, the booking shall be deemed cancelled.

In such cases, Aroovia shall refund the Guest the full amount paid through the original payment method. The Host shall not be entitled to any payment, and such conduct constitutes a contractual breach subject to a formal warning. Repeated violations may result in suspension or permanent deactivation of the Host’s account.

The Host may not unilaterally cancel a booking after payment has been made. Any cancellation must be communicated formally through Aroovia or directly with the Guest. Any Host-initiated cancellation after payment obligates Aroovia to refund the Guest in full and record a formal warning against the Host.

2. Guest Obligations

The Guest must comply with the booking terms set by the Host, including the maximum number of occupants and lawful use of the property. If the Guest breaches these conditions, the Host is

entitled to retain the full amount paid, and the Guest shall not be entitled to any refund.


Aroovia – Calendar Sync & Multi-Platform Listing Policy

1. iCal Synchronization

Aroovia provides iCal synchronization to help hosts manage availability across different platforms. The accuracy and speed of updates depend on the external platforms’ systems, not Aroovia.

2. Multi-Platform Listings

Hosts who list the same property on multiple platforms are responsible for ensuring their iCal links are correctly added and regularly updated.

3. Double-Booking Responsibility

Aroovia automatically blocks dates upon confirmed bookings. However, if the host also uses other platforms, delayed or inaccurate iCal updates from those platforms may lead to double bookings.

Aroovia is not responsible for conflicting reservations caused by external sync delays or incorrect iCal configurations.

4. Host Obligation

The host agrees to review their calendar status frequently and maintain accurate synchronization when managing the same property across multiple platforms.


3. Payments

Host payouts are processed twice weekly, on Mondays and Thursdays, provided the payout balance exceeds SAR 100 and only after the Guest has checked out. Transfers are made through the official banking channels. No commission shall be charged to Hosts during the first year, after which commission rates may be revised with prior notice.

4. Complaints and Disputes

All complaints must be filed with Aroovia’s Complaint Center and include the booking reference number and supporting evidence. Complaints are reviewed and resolved within forty-eight (48) hours. Decisions issued by the Complaint Center are final and binding on both the Guest and the Host, including full refunds to the Guest or retention of funds by the Host, as appropriate.

5. Warnings and Penalties

Any breach by the Host of these obligations will result in a formal warning. Repeated violations may lead to temporary suspension of the account, and persistent non-compliance may result in permanent deactivation of the account without liability to Aroovia.




Prohibited Activities:

● Legal Compliance: You are responsible for understanding and complying with all applicable laws, rules, and regulations regarding your use of Aroovia.

● Policy Enforcement: In case of policy violations, Aroovia reserves the right to take any necessary actions, including but not limited to, suspending account access, removing listings, and initiating legal proceedings to address such violations.
